Trailwood Hills - HOA Board meeting August 2009

There was a discussion regarding the problems we have experienced at the pool with the key cards, the resolution of the problems, and how to handle future issues if necessary. We are hopeful that the key card problems have been resolved and we will not experience any more. However, with regard to the system going down while people are in the pool area, a key has been installed at the pool in a lockbox. If you are in the pool area and the key card system fails, you can call the management company and get the code for the lockbox to get the key to unlock the gate.

Letters regarding the need for seeding and/or powerwashing will be sent out during the first week in September. Certain standards of yard and home maintenance are required items under our covenants and architectural guidelines, which can be found on the website. As drought conditions are no longer a factor, this is a great time to seed yards and powerwash homes. We will be putting a section on our website entitled "Businesses" that will contain names and contact information for local businesses that may be of interest to homeowners (powerwashing companies, lawn maintenance companies, etc.).

We will be meeting with a pool gate company regarding the sturdiness of the gate and possible enforcement options if necessary.

There was a lengthy discussion regarding the beautification of our neighborhood with regard to new entry signs and new landscaping at common areas. We are currently in the process of assessing the exact location of common areas and space for signage and landscaping.

The request for a parking assessment for the remaining streets in the neighborhood will be sent to the City in the next week or so. The request, as discussed at the last annual homeowner's meeting and requested by homeowners present, is to assess the need for restricted parking on one side only for the remaining streets in the neighborhood (Alder Ridge, Trailwood Hills Drive, Tanawha Court, and line of sight issues on Trailwood Hills Drive near bend at Laurel Falls) due to safety concerns with respect to general congestion, visibility of other traffic and pedestrian traffic (kids), and overall appearances.
